Editor's Note: To help illustrate the 2006 housing market, The Boulder County Business Report will track the sales progress of three homes in the Boulder Valley. The homes are introduced in this issue, and the progress and outcome of the sales effort will be reported in upcoming issues.

These are just three of 1,114 current home sellers in Boulder and Broomfield counties.
The numbers come from the widely used Multiple Listing Service, which can be found at www.coloproperty.com. It can be assumed that there are more homes for sale in the area that are not listed.
But with these three homes in Boulder, Longmont and Louisville, the Business Report will attempt to put some faces to the numbers. In 2006, when the talk will center on appreciation rates, interest rates, home sales and average days-to-contract, we'll look at those facts, plus the human experience of selling a home.
Boulder condo could be buy for student's parents
BOULDER - Karen Cayton bought a two-bedroom condo at 1850 22nd St., No. 2 for her daughter in 2004. The 824-square-foot unit provided a central location for her daughter to go to school in Boulder.
But two years later, her daughter is moving on, and Cayton, who lives in Thornton, said she would rather sell the condo than manage it as a rental.
"It would be great to find another parent of a freshman or sophomore who wants to buy a place" for her college-bound student, Cayton said. The condo's location is within walking distance of both the University of Colorado and Naropa University.
To help sell the home, Cayton's real estate agent, Ellen Allen with Assist-2-Sell Boulder, has recommended sprucing up the condo with new carpets, paint and light fixtures.
"Buyers want to see a condo that is neat, clean and updated," Allen said. "When they walk in, it should be in move-in condition. People in Boulder don't want to come home and work on their houses, they want to go out to hike, bike and ski."
Cayton's unit comes with updated kitchen appliances, and a washer and dryer are included. She also installed a new water heater in 2004, and there's a working free-standing fireplace. Outside, there is a small fenced-in patio and a carport.
The listed price for the home is $223,900, and Allen said she has about two to three showings per 10 days for the home. "We hope to find someone during the spring quarter," she said.
Assist-2-Sell is a full-service real estate company based on a flat fee of $2,995 instead of the usual 4 to 6 percent commission fee. "Our goal is to do a larger volume of sales at a lower price," Allen said.
Cayton said she went with Assist-2-Sell to save some money, and so far she is pleased with the service.
